There are many benefits you’ll get from our homes as outlined below;
The pre-consent work can be variable depending on council requirements, resource consents etc, but the normal build time of the house in the factory is approximately 10-12 weeks from start to finish, this may vary depending on our scheduled bookings. Once the house is delivered to site & placed on piles, there is approximately 4 weeks of decks, steps, baseboards & finishing work to obtain code of compliance.
We have a show room at 32 Robertson Street Westport & at Unit 1, 567 Wairakei Road, Christchurch, open Monday to Friday 9am-5pm, Saturday by appointment only & closed Sunday for family day. We often have finished homes onsite & in the yard awaiting delivery that can also be viewed.
When you hear the term factory built or prefabricated, it refers to the type of construction process, rather than a specific style of house. Our homes are built in a production line, inside a factory where they are fully finished inside & out and are then transported to site on the back of a truck and placed on timber piles.

No, we do not provide long term finance for our homes. However we can provide bridging finance to help facilitate your lenders requirements. Some banks are reluctant to finance a manufactured home due to them having limited security of their funds during the offsite manufacturing process.
Once the home has been delivered to site, the bank regains full security of their investment and is happy to release funds. In these situations, we can help by offering alternative payment terms or recommending the most favorable banks to work with.
1. INITIAL PAYMENT: (5% of the Contract Price) Payable within 7 days upon signing of the construction contract. Less any design fee paid under a Home Start Agreement for Design, Consent and Detailed Pricing.
2. CONSTRUCTION PAYMENT: (45% of the Contract Price) Payable within 7 days after issue of Building Consent and prior to start of construction.
3. LOCKUP STAGE: (20% of the Contract Price) Payable within 7 days upon passing the Post Wrap / Cavity / Post Line inspection with RAB Board and exterior windows and doors installed.
4. PRACTICLE COMPLETION: (20% of the Contract Price) Payable within 7 days of passing the Factory Practical Completion inspection and in accordance with the obligations contained in the contract but prior to transportation.
5. CODE OF COMPLIANCE: (10% of the Contract Price) Payable within 7 days of South Peak Homes completing all contracted works in accordance with the obligations contained in the contract.
Yes, you can collect your home from our yard and arrange the transport, piling, siteworks & finishing of decks & steps yourself if you wish.
Yes, you can contact our sales team to book a factory tour so you can see how your home will be built. Once your home is in construction we will allow you view it at various stages of the build process. We often have finished homes in the yard awaiting delivery which you can view as well.
When you’re ready to take the next step, a home start agreement is signed and a deposit of $5000 including GST is required for us to obtain a soils & liquefaction report, local council PIM report, engineers geotech report for the foundation design, finalize the plans, specifications and prepare the construction contract. This home start fee is deductible from the total contract price of your new home.
At this stage we’ll also identify any possible site or resource consent challenges and will advise you accordingly. Any final design & specification changes need to be made at this point too. Your project is penciled into our construction schedule, ready for you to sign the construction contract and get the build underway.
Yes changes to the layout & specifications can be made to our standard plans within the 4 walls to suit your needs. We do have transport restrictions which govern the width & length of our homes, so we need to work within these where possible. Multiple units can be constructed offsite in sections and joined together onsite if required.
Yes we have a range of commercial grade options for office blocks, smoko rooms, accommodation units & multi-complex buildings for schools, healthcare centres, business premises, holiday parks, RSE workers etc.
Yes our homes are fully finished inside & outside and transported to site in one piece. We do have transport width, length & height limitations that we have to work within. For larger homes or multiple units they can be moved in separate sections and joined together onsite.
Yes gas fires, electric pellet fires or closed door wood fires can be installed into our homes. We have recommended fire sizes that suit each house size.
