During the initial consultation process our new home consultant will assist you in choosing a base plan and discuss the location in mind. The first thing we check is the transport route & delivery access to your section and where the final house position will be. We can visit your site to help determine the best house position and what siteworks may be needed. Its important to establish this early on in the process, so we’re sure the house you want can be delivered easily.
If you haven’t already arranged your finance, you will need to talk to your bank manager or accountant to obtain finance pre-approval. For us to tailor a package that meets your needs we will have to truly understand your budget. Dreams and hard work can easily be stalled by not having pre-arranged finance or understanding the true cost of building.
When you know what your budget is and have chosen a house plan that suits your needs, we will prepare draft concept drawings, provide a detailed specification of what’s included, draw a render of how your home will look & send you a letter of offer which includes an estimate price for the construction of the house, site works and delivery.
This information will help your finance provider ascertain the amount of lending required and our team will do their best to work within your budget. Once we have this confirmed we can move on to the home start agreement stage to keep things going. Please note all pricing at this stage is an estimate and is subject to the site reports & council requirements as noted in below in step 3.
When you’re ready to take the next step, a home start agreement is signed and a deposit of $5000 including GST is required for us to obtain a soils & liquefaction report, local council PIM report, engineers geotech report for the foundation design, finalize the plans, specifications and prepare the construction contract. This home start fee is deductible from the total contract price of your new home.
At this stage we’ll also identify any possible site or resource consent challenges and will advise you accordingly. Any final design & specification changes need to be made at this point too. Your project is penciled into our construction schedule, ready for you to sign the construction contract and get the build underway.
Your decision to proceed with construction is now legally formalized. Both parties must sign the construction contract & detailed specifications which outlines the responsibilities of each party and includes the milestone payment stages.
Once the contract is signed and the initial payment is made, the full working drawings will be finalized and submitted to council for building & site consent. It is important to understand that there is no provision to make any design changes after the contract has been signed.
Once the building consent is approved by council it all happens quickly from here & your new home comes to life! The construction payment is made, all the materials are ordered and your home beings taking shape in our factory. We’ll be in regular contact throughout the build process with milestone payment claims, updates & photos to keep you informed with the progress.
There are 6 inspections through out construction by the local council to ensure we are compliant with the NZS3604 building code, these include subfloor, exterior pre clad & post clad, interior pre line & post line and practical completion, after the final plumbing & electrical fit off is complete. As soon as the site consent has been issued, the siteworks & piling can begin onsite, ready for the house to arrive soon.
Once your new home is completed, it will be professionally cleaned inside & out then transported to your section & placed on piles. After your home is attached to the piles, any further works including decks, steps and utility connections can be completed and code of compliance certificate will be obtained from the council.

1. INITIAL PAYMENT: (5% of the Contract Price) Payable within 7 days upon signing of the construction contract. Less any design fee paid under a Home Start Agreement for Design, Consent and Detailed Pricing.
2. CONSTRUCTION PAYMENT: (45% of the Contract Price) Payable within 7 days after issue of Building Consent and prior to start of construction.
3. LOCKUP STAGE: (20% of the Contract Price) Payable within 7 days upon passing the Post Wrap / Cavity / Post Line inspection with RAB Board and exterior windows and doors installed.
4. PRACTICLE COMPLETION: (20% of the Contract Price) Payable within 7 days of passing the Factory Practical Completion inspection and in accordance with the obligations contained in the contract but prior to transportation.
5. CODE OF COMPLIANCE: (10% of the Contract Price) Payable within 7 days of South Peak Homes completing all contracted works in accordance with the obligations contained in the contract.
We may consider alternative payment arrangements to suit your bank lending criteria. Options can be discussed on a case by case basis.
